Hello Investor, in Kenya we have different types of investments.. You can choose to invest in Real Estate, Mutual funds, Banks etc.. Looking at just Inflation, we can be able to see how Real Estate is not affected by the economic flactuations..
Today i would love to give different reasons why you should invest in Real Estate and still how different places has different rate of returns on investment. When looking at projects to buy, don’t look at the buying prices but focus on the returns that the unit will bring you as a form of Investment.
I once heard of a saying that goes, ‘BETTER BUY AN OKAY PROPERTY IN THE BEST LOCATION THAN BUY A HIGH-END PROPERTY IN A BAD LOCATION” This mainly comes in for Investors or even when you buying to stay look at a future plan incase you need to sale your property, will the value increase highly or will it be hard to put a good price sale on it?????
This brings us back to Returns on Investment…. Look at something that will at least take you 8 years and below to get back the money you invested in… Incase you bought a property at 6.5M{at least try get around 65k on rental income} For the investors, avoid trying to get maybe a 2 bedroom for 6.5M that will give you a rental income of 50K, when you can get a 1 bedroom at 6.5M still that will bring in a rentals income of 65K… Unless you want to live in your unit kindly focus on the location and the returns that come in.
As much as some investors are in the buy and sale type on investments when it comes to real estate, its however advisable to avoid selling your units, instead use the rental income from the units that you have to increase your Real Estate Portfolio..
